Selling my house

I have been living with my partner for three years, and we have a joint loan and mortgage together, however we recently split up, and now i want to sell the house. Unfortunately the house is not worth as much as when we bought it, and it is not even worth the ammount the mortgage is for. Can anyone offer any advice on what i should do because i desperately want to avoid a situation where i cannot make the mortgage payments? Thanks, Roger
